Land lease in Finland

Optimise your land use and make your future more sustainable

Lease land for renewable energy

In Finland, we aim to develop both solar and wind power projects, as well as energy storage projects. Renewable energy is a relatively new industry with strong growth, and Ilmatar, as a Nordic company established in Finland, has been at the forefront of this development since 2011.

Large-scale solar and wind power generation is an efficient and long-term viable way to make use of economically and environmentally scarce arable or forest land.

By harnessing natural sources, we can produce more fossil-free energy to electrify society.

For solar energy projects, we aim to build power plants of more than 50 hectares. For wind power projects, we aim to find hundreds of hectares of land in uninhabited and forested areas to build these projects. Energy storage facilities will be located near renewable energy parks, as a balancing resourse and to ensure efficient land use.

The construction of renewable energy systems is often pioneering work and, as with other construction projects, obligations and responsibilities are determined by land use and building legislation.

Depending on the scale of the project and the land use objectives of the municipality, renewable energy projects can be planned and implemented based on a building permit, planning requirement decision, or general and detailed zoning plans.

The permitting and management of solar, wind and storage projects will depend on the size of the project and the estimated impacts on the environment.

Vitality thrives where renewable energy is produced

Future energy production will be more diversified in terms of production methods and geographical locations, increasing energy security at the societal level – and also enabling new business opportunities locally. It means new investment, jobs and new opportunities for business innovation around clean, renewable energy. The energy transition affects everyone, and it affects the way we act and do things in our daily lives. On the other hand, it creates new ways of living, moving and consuming.

Renewable energy creates good things around it, both at individual and community level:

  • Municipalities and states will get more tax revenue as energy companies pay property taxes
  • Reduced maintenance costs because Ilmatar takes care of infrastructure maintenance
  • Reducing the carbon footprint of all forms of renewable energy production
  • Promoting biodiversity around solar panels
  • Renewable energy projects create new jobs in local communities during the construction, maintenance and operation phases and improve the surrounding infrastructure (e.g. road network).

Land owner benefits

Fossil-free energy production on a large scale is a new, efficient and sustainable way of using land. It also ensures that we can produce more of the green energy that we desperately need in the Nordic countries.

Long-term yields

Rental income provides landowners with financial stability for decades. With land leases lasting 40-50 years, your land can benefit future generations.

Diversification

The landowner expands their revenue streams, enhancing financial stability.

Smart land use

Facilities for fossil-free energy production can replace production forests with low ecological value.

High returns

Rental income from land leasing is generally higher than from traditional agricultural activities, up to about ten times higher than from traditional forestry.

Risk reduction

Climate change is already affecting forestry: the risk of fires, droughts, storm damage, uneven water flow and pests such as the bark beetle is increasing.

A stable, reliable and long-term partner

Leasing land for clean energy production is a big decision, and contracts often last for decades. As a landowner, it is important to work with a reliable tenant who will honour their contracts and have a local presence.
