Q & ALand lease

I bought a property that is leased to Ilmatar. Do I need to do anything?

The first thing to do is to update the registration of title. Ilmatar does not receive information about property transactions (and the change of lessor) except through notification from the parties involved in the transaction. So, please remember to notify us of the transaction.

Additionally, please provide us with the property identification number, the names of the new owner(s), addresses, phone numbers, email addresses, and the bank account number to which the rent should be paid. You can send this information to us via email.

NOTE! The rent is paid to only one account. If the property has multiple owners, the owners must decide among themselves to which account the rent will be paid.

If the property ownership changes in the middle of the year, the annual rent can be divided between the new and previous owners. In that case, we also need to know when the ownership changed and how the rent should be divided. If the sales contract does not specify how the rent for the year of the transaction should be divided, we will check the date of the ownership change from the registration of title certificate and divide the rent accordingly. However, we do not make retroactive changes to rents that have already been paid.

The land lease agreement made with the previous owner is automatically transferred to the new owner along with the property.
